DETAILS OF THE EXTERIOR RESTORATION
AND UPDATING WORK DONE ON THE HOUSE SINCE 1988

All work has been done with Victorian period feel.
The house has charm and character.

Foundation On the north side of the house, a 25-foot section of the stone foundation was on the ground, with the Painted Lady sagging accordingly. This was jacked back up and rebuilt by a master mason familiar with old-style stonework.

He continued around the basement and house, rebuilding or repointing as needed, including sills and the entranceway to the basement. The forest of jacks was able to be removed.
The house is reasonably level, though a marble will do interesting things on some of the floors! As Mr. Boehlke explained it, with an old structure like this, you don’t get it back exactly to the original --- you get it to where you can and stabilize it there.

The roof was redone in 2006. About half the sheathing boards were replaced, the rest turned and trimmed. The surface is called Henry Lo-Slope. It's a kind of roll roofing that incorporates a more waterproof and self-sealing layer in addition to the common materials. Glued and nailed down. Good for about ten years from 2006. [Next step would be either doing a completely EPDM rubber roof, or covering the current layer with one of the paintable rubber under- and overcoats and give it another coat every five years or so].

Special flashing measures were taken around the chimney and cupola ---especially BETWEEN the cupola and chimney, which is a tricky and vulnerable spot. Top of chimney was rebuilt.

cupola , chimney, and roof repaired and flashed Glimpse of new roof, cupola, repaired chimney. Had to lighten the picture up too much to show the complicated flashing between cupola and chimney. Looks messy, but protects a difficult spot. Only looks messy to the pigeons, anyway.

Structural Work The south side of the house had been stripped down to the sheathing in the mid-‘eighties, and then the project abandoned for a few years. Most of the sheathing and a lot of the framing were rotted. In some places this included the first foot or so of joists and floorboards. Joists were sistered and floorboards replaced as needed. Exterior frame rebuilt, new plywood sheathing applied and finished with tyvek and cedar clapboard, and the house painted in 7 color Victorian scheme.

The south side of the house was about 80% torn down and rebuilt.  This was the first side finished and painted.  Where you see yellow it has been repainted.  Trim and mansard need to be painted.  That, by the way, is a superb pie cherry tree.

Other areas of damage were similarly repaired.
